Commercial Energy Audits

Veritas offers three levels of commercial energy audits. Veritas follows the ASHRAE "Level I & II" standards for many of our building owners, municipal and school district clients. We offer an additional "Energy Survey", which many prefer for smaller buildings. We incorporate a thermal imaging scan in all commercial energy audits.

"Energy Surveys" involve an on-site walk through of a facility, identifying weaknesses and energy conservation opportunities, interviewing facility personnel, and scanning the building energy usage history. The "Energy Survey" is most useful for organizations that want to know what they can do to reduce their energy usage and costs without modeling (benchmarking) past and future consumption. The consultant will make a thorough evaluation of the building, including a thermal imaging scan, to identify areas of weaknesses. A report will be provided outlining the problem areas and recommendations for improvements from low-cost to high-cost. A general estimation of "payback" will be included, but will not be quantifiable to the degree of a ASHRAE Level I or II audit.

ASHRAE Level I audits are more intensive than Energy Surveys. The Level I audit focuses on low-cost/no-cost energy conservation measures, and provides a list of higher cost energy conservation measures. In addition to tasks performed in the Energy Survey, in the Level I audit, we report how much in energy and energy costs can be saved from each energy conservation opportunity.

ASHRAE Level II audits will identify all appropriate energy conservation measures for a facility, and a financial analysis will be performed based on implementation costs, operating costs, and attainable savings. We will provide detailed "payback" data on each energy conservation measure recommended. In addition, ASHRAE Level II audits will include recommendations regarding changes to operations and maintenance procedures.

Property Condition Assessments

The purpose of a property condition assessment is to provide a analysis of the overall condition of a building and it's major infrastructure (mechanical, electrical and plumbing systems).

An ASTM Property Condition Assessment or ASTM PCA is a specific kind of due diligence, pre-purchase, pre-lease, or post-lease inspection, performed in accordance with specifications developed by the American Society for Testing and Materials (ASTM). These types of evaluations are usually needed by real estate investors, schools or large institutions to assess a property's condition and uncover hidden or deferred maintenance issues before purchasing a property.

This assessment includes an evaluation of building systems to assess their physical condition, general code compliance, capacities/adequacies, repair and maintenance issues, and identification of potential environmental contaminants. Additionally, we provide analysis of the energy efficiency and make recommendations for potential long term energy/cost saving opportunities.

Flat Roof Evaluations

Whether apparent or concealed, roof problems are always trouble and can result in a significant expense. While there may be a number of factors contributing to the cause, it has long been understood that entrapped moisture will ultimately destroy a roof system.

Left unattended, moisture intrusion into a roof system will cause the roof membrane and insulation to rot. It decreases the thermal efficiency of the insulation, which will increase heating or cooling costs of the building. Water also dangerously increases the weight load of the roof and can lead to structural deterioration and safety concerns for personnel.

Proper identification to the defects will help determine the influences that are contributing to the deterioration, the repair needed and the proper repair material to be selected. It will also help managers prioritize repairs according to the significance of the problem, time constraints and budget limitations.

Our approach to flat roof evaluations is to locate the extent of water intrusion or damage and isolate the areas which need to be repaired. By isolating problem areas we can often eliminate the prospect of total roof replacement. By identifying problem areas for repair, building owners can potentially save thousands of dollars in unnecessary repairs.
